Germantown continues its rapid change as we approach the end of the decade. Because it is situated at the edge of the Washington, D.C., Germantown has prospered with the ongoing boom of residential real estate and commercial development. The location makes for easy travel south to Washington, D.C. or north to Frederick County and Western Maryland.

The Gaithersburg-Germantown area is located in the heart of Montgomery County, approximately 12 miles from the northwestern border of Washington, D.C., along the I-270 high technology corridor. Gaithersburg and Germantown are within a one-hour drive of three major airports: Baltimore-Washington International, Dulles International, and Reagan National. Private and business aircraft are served by the Montgomery County Airpark, located just north and east of the Gaithersburg city limits.  Gaithersburg and Germantown are on the Metro bus line and Metrorail Red Line, providing service to downtown Washington, D.C. and the surrounding metropolitan area. The Metro station is accessed by I-370, by Shady Grove Road or by Rt. 355 (Frederick Rd.). Service to neighborhoods within the city and the surrounding area is provided by Montgomery County´s Ride-On buses, which feed into the Metro bus  Metrorail system.

Half of Germantown's population is between the ages of 25-44. Germantown has some of the Best Real Estate Values in the Washington Area. It is  often referred to as the "Tech Corridor" or the "Affordable Silicon Valley."  Between 1990 and 2000, the population of Montgomery County increased to 873,341. The population in Germantown is 55,419. A wide mix of ethnic minorities makes up over 40% of the county´s population. .
 
As the town name suggests, the first people to settle in the community that grew up around the crossroads of Rt. 118 and Clopper Road were mainly of German descent. These early residents were simple, hard-working farmers, craftsmen, and merchants.  In 1972, as development began in earnest, Germantown was a rural farming village of about 1,000 people. Its population has grown since that time by about 2,000 people a year. Germantown is projected to be home to 95,000 people by the year 2010. Although it is often called a city, Germantown has never been incorporated nor had any form of city government, however, there are local community groups that are seeking to establish a local government entity. 
 
A variety of business/education partnerships have been established in member schools to support and enhance student learning. Members and students, serve as mentors and tutors.  In addition, Germantown has enjoyed a lot of success in it's high school academics and athletics.  Germantown also features the Maryland Soccer Plex, as well as Black Rock Center for the Arts, as well as having a new library under construction.

The area enjoys a relatively mild climate, with an average annual temperature of 55°F. January is the coldest month, with an average temperature of 33.3°F. July is considered the warmest month, with an average temperature of 75.7°F.

Montgomery County real estate is taxed at an average rate of $0.741 per $100 of market value. City of Gaithersburg property is taxed at $0.212 per $100 of assessed value. The city tax is included in, and collected with, the county real estate tax.
 
Germantown has proven to be a prime choice for retailers to open shop. These communities boast a fabulous retail base from malls to strip shopping centers to warehouse centers to a unique entertainment-oriented facility. 

Germantown offers a wide range of real estate and homes for sale.  Homes have different styles, prices, sizes and neighborhoods-everything from condominiums to old Victorian homes.  A prime community in Germantown is Kingsview Village, a master planned community with plenty of amenities and upscale living. Prices for detached homes in Germantown range from $475,000 to $800,000. Townhouse prices range from $275,000 to $475,000.
